If you are moving to another city permanently or if you need a lots of money to finance your move and a new house then you may decide to sell home. However, to sell property is quite a task in today's competitive housing market. You need to be attentive and must plan and project your house sale in the right manner to earn the optimum profit that you can get from your real estate. Here are certain tips to help you understand how to sell house the right way and make money from your property.
Plan the Timing and Get Prepared to Sell Home
The timing of your house sale is very important. Don't try to sell house quickly. Plan for it and do not put off the pre sale works that may result into your moving deadline coming nearer. This can, in turn, result in putting your house for sale before it is ready to be sold. You have to prepare your house by cleaning its every nook and corner, painting the interiors (as well as outer walls if essential), moving furniture to
self storage if required (remember the buyer will not be able to perceive the exact space if there is furniture stuffed everywhere). You have to make porch and walkway clean and neat and must also work for nice landscaping and appropriate lighting etc.
The buyers start making judgments as soon as they enter the main gate of house for sale. All these preparations might cost you a little but it will improve the house sale value and you will be in a position to negotiate with the buyer. If possible, hire a home inspector to evaluate the property and to suggest potential problems. By spending some money, you can get a certified home inspection and also eliminate the chances of missing out on a sale due to an unexpected problem or a minor repair issue.
Hire the Right Realtor or Real Estate Lawyer
Before hiring a one, interview at least 3-4 realtors and get information about their experience, marketing plans, how many homes they have listed in your market, how many homes they have sold and for how much they can sell your house? These interviews will give you valuable information about selling home. Select a professional listing agent who knows the most about your market and your neighborhood.
When hiring a real estate agent, you will be presented with different listing contract options including "Open Listings" and "Exclusive Rights to Sell". When you sign an Open listings contract, you- the seller- will try to bring in buyers on your own. The real estate agent will not get the commission unless s/he sells the house. On the other hand, the Exclusive rights to sell contract will grant the real estate agent exclusive rights to the commission no matter how the house sells. Its up to you, how much work you decide for the realtor to do. Commission will depend on your negotiation with the realtor. If however, you do not want to hire a real estate agent and sell home on your own, you may consider hiring a real estate lawyer. Real estate lawyers will help you in your paperwork, analyzing offers, and will act as an escrow agent.
Set the Selling Price for Your Home
After doing the ground work for selling home, you must set the selling price or the asking price for your house. The real estate agents conduct a 'Competitive Market Analysis' (CMA) to get the estimate of the fair market value of the house on sale. Fair market value is, however, not the asking price. It is a range of selling price that may fluctuate based on other factors like the housing market in your area and the selling cost of similar homes in your neighborhood. If you are in a seller's market, you can set a higher asking price for selling home but if your home is in a neutral or buyer's market, you will have to exercise caution while setting the asking price for your home.
It is crucial to know your market before setting a price. Obtain more and more information from a third party (highly recommended) who can tell you the positive and negative selling points of your house. As you are emotionally attached to your home, you may not think objectively about its advantage and disadvantages. Your realtor, friends, relatives, and neighbors who have recently sold, can all help you in the task. It is advisable to set the asking price of the home a slightly higher than market value (about 1-3 % above market value). Don't try to overprice the house. It will result in fewer offers from buyers. A slight higher selling price makes the way for negotiation with the potential buyers.
Negotiate with Home Buyers for Optimum Profit from Selling Home
It is obvious that a home seller will get offers that are below the asking price of the home. Be open to negotiate. Remember being stubborn will not let you close deal. Negotiation doesn't mean that you have to drop the price significantly. You can lower the selling price a little offering the potential buyer another opportunity to evaluate the house sale offer. However, there are other ways to negotiate too. If you do not want to lessen your home selling price, you can pay discount points on the buyer's home loan. This will lower the buyer's interest rate and will ensure a fair tax deduction. You will receive your asking price and the buyer will get lower mortgage payments through the life of his/her loan- total win win situation. You can also offer extra incentives to the potential buyers of your home to make your selling offer more attractive than your competitors'. These incentives includes anything from offering to pay the buyer's closing costs of home loan to cash rebates paid out after purchase.
If you receive more than one buying offer for your home, compare all the offers carefully before taking any decision. Purchase price is not all to be considered. There are other things to consider as well such as the potential buyers' financial qualifications, contingencies within the house purchase agreement, and clauses that favor the buyer. Examine them all carefully to get the best deal out of selling your home.
